1.
MEASURE UP
Once we have a signed design agreement we will schedule a time for our team to come to your home to do a more detailed measuring of the existing spaces. The drawings that are generated by this measure-up are referred to as ‘As-Built’. It is from these As-Built drawings that we begin the early design drawings or the Schematic Design (SD) phase of your project.
2.
SCHEMATIC DESIGN MEETING/BUDGET REVIEW
At this meeting we will review the schematic designs and budget. Schematic drawings are typically hand drawn and in floor plan format. Together, we will select the best possible design solutions which solve your needs while making the project exciting. We firmly believe that there is always a creative solution within most budget ranges. Good design does not need to be an expensive design. Once a schematic design in selected and the budget approved, we will move into the Design Development (DD) phase of your project.
3.
DESIGN DEVELOPMENT (DD) MEETING ONE
Once we have an approved schematic design, and budget, we will begin to develop the details of your project. During our first DD meeting you will see the decisions made during the SD meeting take form in more finished drawings. These drawings will have substantially more detail than those produced during Schematic Design.
4.
DESIGN DEVELOPMENT (DD) MEETING TWO
The collective revisions from DD meeting one will be made to refine the design aesthetic to your satisfaction. We will provide you with a list of selections and decisions for which you will be responsible. Together, we will review products to insure you have exactly what you want while preserving the budget and design. As the detail comes together so does the construction contract. The idea being that we will have all the necessary detail to present you with an accurate construction proposal.
5.
DESIGN RATIFICATION
Once the design is complete and the construction contract is exactly what you want it to be, we will meet with you for final ratification of the contract and plan for the start of construction. We will then submit your project for the necessary permits and neighborhood approvals (HOA, Historic, etc.). This process can take 2-6 weeks depending on the municipalities involved.
1.
PRE-CONSTRUCTION MEETING
Our first meeting after design ratification is a pre-construction meeting. It is during this meeting that you will meet your build team and discuss the logistics of your project. Access to the property, working hours, security and schedule are examples of what is covered during this meeting.
2.
BEGIN CONSTRUCTION
Once construction begins you will be well on your way to a complete remodeling. This is the longest and most challenging point of your project. Expect to have an array of emotions throughout the process. The single most important factor to be committed to is open communications. We want to know your concerns as we progress so they can be addressed immediately. We also want to hear the good; a kind word on how we are performing can make someone’s day and really help to maintain a positive work environment for all involved.
3.
SUBSTANTIAL COMPLETION
Once the project moves into its final stages we will reach what is called Substantial Completion. This is when the space can be used for its intended purpose. We may not be 100% complete at this point but we will be close. Once your project leader tells you that you have reached substantial completion you should be prepared to conduct your final walk-through to review the quality of construction, and identify areas that need minor adjustment.
4.
FINAL WALK-THROUGH
A date will be set for you and your build team to conduct your final walk-through. It is during this final walk through that we will identify any areas may have been missed substantial completion walk through. The list that is generated during this meeting is called your “Punch-List”.
5.
PROJECT COMPLETE
Completing the punch list is the final step in our process for your project. You may now enjoy your newly remodeled spaces. You will see us again for a 9 month check up so we can confirm you are still completely satisfied with the work we preformed for you.
